About Custom Home Building
If you are looking for a General Contractor to build your next home and want the personal service you won't find with the spec home builders, you have come to the right place.
We work closely with designers and Architects to develop your design and produce engineered and stamped construction documents. We give our input on constructability and value engineering to keep your project within budget. We are licensed in Denver and the surrounding metro area so we can apply for and procure permits for any project.
What's part of the service?
Design
- We are not a design build contractor but we can refer an Architect or work with yours. As the design progresses we are happy to collaborate and do constructability reviews.
Budget
- Assuming you have a budget in mind, we will work with you and your architect to make sure the cost stays in line as the design process unfolds.
- Once the plans are completed we will confirm the cost by finalizing subcontractor bids and doing a complete estimate packed with detail for your review. If we are over budget we can Value Engineer options to bring it back in line.
Permitting
- We will submit plans to the appropriate jurisdiction and will acquire all necessary permits.
Contracting
- While the plans are being reviewed we will contract with our Subcontractors and will concentrate on procuring all long lead items to avoid schedule delays. We will provide a detailed project schedule and we keep you posted as we progress.
Project Management
- We will provide a detailed project schedule and with continual updates.
- We are on site to make sure all trades are coordinated while verifying that everything is being built per plans. We are continually doing quality control to catch any small mistakes before they become big mistakes.
- We are present for all on site inspections and work hard in developing good relationships with the inspectors to make sure everything goes smoothly.
- We will do project walks with you to keep you in the loop and be part of the decision making process. For example, we will review all outlet and switch box locations before wire is pulled to make sure you are happy with the locations.
- We accept and verify all material deliveries.
- We make sure that the project is running safely.
- We will do periodic billings and will sit down with you to review items line by line to make sure we are in agreement.
Project Completion
- We will pre-punch the project prior to doing a final walk. Only then will we schedule a punch list walk with you.
- We will do a thorough final clean of both inside and out.
- We will work with the building inspectors to make sure all inspections are improved, permit is close and the Certificate of Occupancy is procured.
- We will reconcile all project costs, provide all closeout documentation and give you the keys to your new home.
